Seen as a remarkable display of growth, two of India's leading real estate firms, Godrej Properties and Macrotech Developers, have reported combined sales exceeding Rs 22,000 crore during the first half of the fiscal year 2024-25. This figure marks a significant increase of 56 per cent compared to the same period last year, driven largely by a robust demand for premium housing according to a detailed report by The Press Trust of India.

The report further elaborated that, Godrej Properties achieved sales worth over Rs 13,800 crore, while Macrotech Developers recorded sales bookings of Rs 8,320 crore. The majority of these transactions involved residential units, highlighting the ongoing consumer preference for home ownership in a recovering economy.

Gaurav Pandey, Managing Director and CEO of Godrej Properties, expressed his satisfaction with the company's performance. "We are delighted with the scale-up we have achieved in the past couple of years. The sales bookings of over Rs 13,800 crore in H1 of FY25 surpass our annual bookings in FY23," he stated. This impressive growth can be attributed to an improved project mix and strong volume growth.

The operational updates reveal that Godrej Properties' sales booking value has soared by 89 per cent year-on-year, up from Rs 7,288 crore in the previous year. Meanwhile, Macrotech Developers reported a 21 per cent increase in sales bookings compared to Rs 6,890 crore last year. The combined sales bookings for both firms reached Rs 22,120 crore during April to September 2024, compared to Rs 14,178 crore in the same period last year.

Looking ahead, both companies are optimistic about meeting their sales targets for the fiscal year. Godrej Properties aims for a target of Rs 27,500 crore in sales bookings, while Macrotech Developers has set a goal of Rs 17,500 crore.

Godrej Properties has established itself as the largest listed real estate firm in terms of sales bookings during the previous fiscal year. In FY24, its sales bookings surged by 84 per cent to reach a record Rs 22,527 crore from Rs 12,232 crore the year before. Similarly, Macrotech Developers experienced a 20 per cent growth in sales bookings to achieve Rs 14,520 crore against Rs 12,060 crore previously.

The housing market's strong performance can be attributed to several factors post-COVID-19. There has been a notable shift towards reputed builders with proven track records. Consumer demand is increasingly directed towards quality projects as buyers seek assurance amid rising property prices.

As the festive season approaches, industry experts anticipate an influx of new launches and continued strong sales momentum. Both Godrej and Macrotech are well-positioned to capitalise on this trend as they navigate through an evolving real estate landscape marked by increasing consumer confidence and economic recovery.

This surge in property sales not only reflects consumer sentiment but also underlines the resilience of the Indian real estate sector amidst challenging circumstances.
