‘O Stree Kal Aana’: Canada house gets Indianised Halloween decor, video goes viral

However, the real estate market has been left puzzled by Budget 2024. Purchasing a house is no longer being considered as the best investment by many people, amid revisions in taxes on capital gains and removal of indexation benefits on unlisted capital assets, which includes properties.

Let us first understand what indexation was and how it played a crucial role in the sale of properties.

How did indexation benefit property owners?

The house owners till now had the provision of reducing the taxes on the profit incurred from selling a house, depending on how long they had held the property in their possession.

Using the indexation benefit, the house owners reduced the difference between the purchase and sale price with the inflation rate on which the tax was eventually calculated. This process drastically reduced the tax payable on the sale of property.

If the inflation was higher in comparison to the property price, the taxpayers were able to claim capital loss and save taxes on other capital gains made in that financial year.

When house owners were free to use indexation benefits to reduce their taxable profit, the tax on long-term capital gains made from the property's sale stood at 20 per cent.

Now, with the indexation benefit removed, the tax rate has been reduced to 12.5 per cent. However, experts believe that this is likely to give not much relief to house owners who are likely to pay more tax due to no indexation.

It should be noted that the indexation benefit will not be given to the properties purchased in or after 2001.

How will the removal of indexation impact the real estate industry?

According to analysts, this unexpected deletion of indexation benefits in the real estate business can lead to a higher frequency of secondary market real estate as house owners may turn reluctant towards holding onto their assets after three to five years.

Speaking to WION, Goel Ganga Developments Director, Gunjan Goel said, "Without indexing, a long-term property holder is likely to face a considerably higher capital gain tax, which can deter buy-and-hold strategies that have long been a staple of real estate investment. This will, in great measure, raise house turnovers as investors attempt to circumvent the tax liability by as much as they can."

"For detailed attention toward house prices, a short-term jump could be seen where sellers try to push their increased tax burden forward onto the pocketbooks of buyers. However, this upturn might soon fizzle out while the market adjusts to its new set of circumstances," she added.

Explaining how the changes can bring volatility in the real estate market, Motia Group Director LC Mittal said, "The removal of indexation benefits from real estate will have a knock-on effect throughout an industry in which investment patterns may be altered and market behaviour changed. This may dampen long-term property holdings, as the tax advantages of those strategies are removed. We might increase short-term flipping activities or turn our attention to those areas with large potential for rapid appreciation."

"An immediate reaction to the house prices could be that people looking to sell will inflate prices in order to recapture or bridge their losses through the increased tax liability. However, over time, these effects get neutralized by the forces of the market. The big picture would be that due to such taxation, properties could witness some recalibration in valuations as investors revisit expectations and strategy. This may lead to more volatile price movements in the short run but potentially a more efficient and responsive market in the long run," he added.

It should be noted that this can also encourage cash transactions in the sale and purchase of property. The house owners are now left with the only option of buying a property of the same or more price than the price of the house sold to save themselves from paying any LTCG tax.

"Simply put, in case of property sale, indexation helps in adjusting its purchase price according to the prevailing inflation rate. High-value properties will be most impacted and we may see a reduction in demand for them. Potential buyers might hesitate due to the increased uncertainty about future price trends and this might cause sellers of high-value properties to adjust their pricing strategies," said Ashok Singh Jaunapuria, MD and CEO of SS Group while speaking to WION.

As Israel continues its war against the Hamas militant group in Gaza, the US House panel recommended allocating $17.6 billion in new military assistance to the Jewish nation on Sunday (Feb 4). The billions of dollars in aid will help replenish Israel's missile defence systems, manufacturing artillery and other munitions, and acquiring advanced weapons systems.

Watch: Rep. Jamaal Bowman pulls fire alarm ahead of stopgap bill voting, calls it 'accident' later

As the clock ticks down to a looming government shutdown, the U.S. Senate and House of Representatives find themselves on duelling paths regarding funding measures, raising concerns about the stability of government operations.

In a move towards averting a shutdown, the Senate voted 77-19 to initiate debates on a bipartisan bill aimed at funding the government through November 17. This bill includes allocations of approximately $6 billion for domestic disaster responses and an additional roughly $6 billion in aid for Ukraine.

Contrastingly, the Republican-controlled House of Representatives is advancing its own partisan approach that leans heavily on conservative priorities. However, this approach, according to reports, faces significant hurdles in the Democratic-majority Senate and is unlikely to become law. Even if enacted, these measures would fund only a portion of the government, insufficient to prevent a shutdown.

This divide between the two chambers raises the spectre of the federal government experiencing its fourth shutdown in a decade come Sunday. The electoral deadlock tendencies have started to impact Wall Street's assessment of the credibility of the US government.

A cooperative short-term extension of federal funding at existing levels was passed with the help of Senate Majority Leader Chuck Schumer, a Democrat, and Senate Republican Leader Mitch McConnell in an effort to maintain the continuity of the government.

Meanwhile, House Speaker Kevin McCarthy is pursuing a path that would temporarily fund the government but comes with stringent border and immigration restrictions that are unlikely to garner enough Democratic support in both chambers to become law.

In an effort to prevent a shutdown, President Joe Biden and McCarthy had previously reached an agreement in May, which outlined discretionary spending of $1.59 trillion for the fiscal year commencing on October 1.

According to Reuters, the White House now urged Republicans to honour this deal, with Press Secretary Karine Jean-Pierre stating, "House Republicans should join the Senate in doing their job, stop playing political games with peoples' lives, and abide by the bipartisan deal two-thirds of them voted for in May."

However, Republicans have rejected this deal, demanding an additional $120 billion in cuts. McCarthy's proposed legislation not only seeks to restart the construction of the U.S.-Mexico border wall, a hallmark policy of former President Donald Trump, but also aims to control immigration policies, a move criticised for potentially limiting U.S. asylum for immigrants.

What does the shutdown mean?

A government shutdown could have far-reaching effects, including the dismissal of hundreds of thousands of federal employees and the suspension of a number of services, from the release of economic data to nutrition support, beginning on Sunday if an agreement cannot be reached.

While credit rating agency Moody's has expressed concerns, the impact on U.S. creditworthiness remains uncertain, as past shutdowns have had limited effects on the world's largest economy.

Against this backdrop, former President Donald Trump, the front-runner for the 2024 Republican nomination, has publicly supported the notion of a shutdown.

The cuts advocated by the Republicans represent only a fraction of the total U.S. budget, projected to reach $6.4 trillion for this fiscal year. Notably, popular benefit programs like Social Security and Medicare are not under consideration for cuts.

Historically, Congress has resorted to government shutdowns 14 times since 1981, though most of these funding gaps have been short-lived, lasting only a day or two.

Impending government shutdown threatens US as Senate and House clash over funding

The House of Representatives, controlled by Republicans, will be trying to advance steep spending cuts this week which appears to have no chance of becoming a law and can lead to the US government's partial shutdown by next Sunday.

House Speaker Kevin McCarthy tried to avoid that scenario by attempting to finalise a spending agreement with United States President Joe Biden this spring. However, some members of his own party issued threats of deposing him if he fails to extend support to deeper cuts, which are set to get rejected by the Democratic-dominated Senate.

If Congress fails to provide funding for the new fiscal year, which starts on October 1, thousands of federal workers will be furloughed and multiple services, ranging from medical research to financial oversight, will be suspended.

Generally, Congress misses that deadline and approves stopgap spending bills to avoid disruption in services while they finish their official work.

However, McCarthy so far has not been able to gather support for a temporary spending extension in the wake of the refusal of a group of Republicans to go along. The House is being controlled by Republicans by a narrow 221-212 majority.
The stopgap bill has been put on hold by McCarthy and he will instead advance legislation which reflects conservative priorities.

House to take up four spending bills on Tuesday

On Tuesday when the House returns, four spending bills will be taken up by the lawmakers for the fiscal year ahead, which would place new restrictions on abortion access, resume construction of the Mexico-US border wall and undo a Biden administration climate initiative worth $11 billion.

McCarthy said that the lawmakers, who were against the spending bills last week, are now willing to cooperate. "Apparently they're willing to work now. So we could have an opportunity," he said while speaking to the reporters on Monday (September 25).

The Senate is certain to reject those spending bills, and the White House stated that Biden will veto two of them. McCarthy stated that he thinks the efforts will lead to goodwill and he will be allowed to pass a stopgap which would in turn avoid a shutdown.

US House to go ahead with spending cuts amid shutdown risk

The interior ministry of Austria on Monday (August 21) said that the redesigning of the birth house of Adolf Hitler will go ahead as planned after new claims about the wishes of the late Nazi dictator regarding the house were aired in a documentary.

After years of legal wrangling, the government took the decision to convert the house into a police station with a human rights training centre. The house, where Hitler was born in 1889, is located in the northern Austrian town of Braunau.

So as to prevent the building from becoming a neo-Nazi shrine on the border with Germany, the dilapidated building was taken under control by the government in 2016.

The expropriation brought an end to the ongoing bitter saga between the former owner and the state.

Man, 34, five minor sons, killed in blaze at house in Australia's Russell Island

More than 100 people were locked inside the former house of famed British mystery writer Agatha Christie for several hours in the English countryside on Friday.

In a series of mysterious occurrences, which seemed to have been lifted straight from the pages of one of the mystery novels of Christie, the group of tourists was trapped inside the house after a tree was knocked down by stormy weather which led to blockage of the road leading down to the property located in the county of Devon, southwest England.

One of the tourists, Caroline Heaven, who was visiting Greenway, reached out to local news outlet Devon Live to spread the news of around 100 tourists being trapped on the grounds of the former holiday home of Agatha Christie.

Britain’s National Trust, which is responsible for managing the historic site, quickly placed a message on its website, stating that a single-track road leading into Greenway has been blocked completely due to the falling of a large tree.

National Trust's spokesperson said that they were aware that there were “visitors, staff and volunteers still at Greenway unable to leave,” further stating that the National Trust was “doing everything” to ensure the comfort of the tourists while they wait for the road to reopen.

The tourists, who were stranded, kept themselves busy by playing rounds of croquet on the lawn and drinking cups of tea in the tearoom of the house, said Heaven while speaking to Devon Live.

Heaven, who reached the house of the author at around 11:30 am local time (6.30aET) on Friday, appreciated the efforts made by the staff in taking care of the tourists. “They are doing a great job, they are giving us free teas and things. It’s a bit bleak,” she stated.

As per the National Trust website, Agatha Christie used to spend hours on the lawn of the Greenway, playing croquet and golf, and entertaining guests by reading snippets from her latest mystery novels.

The US House of Representatives approved the National Defense Authorization Act (NDAA) for the fiscal year 2024, which sets the policy and authorises $886 billion in spending for the Department of Defense, reported Reuters.

The agreement, as outlined in the 99-page law, would limit spending over the next two years, but it contains environmental policy changes and enhanced job requirements for certain senior food aid recipients, both of which Democrats fiercely oppose. According to the White House, Biden was communicating directly to lawmakers, making more than 100 one-on-one calls. Top administration officials are on their way to Capitol Hill to inform Democrats secretly ahead of the scheduled vote on Wednesday. With few members anticipated to be completely happy, Biden and McCarthy are hoping to gain majority approval from the Senate. Schumer referred to the bill as a "sensible compromise." McCarthy, according to McConnell, "deserves our thanks." Senators, who had mostly stood on the sidelines during much of the president's and House Speaker's deliberations, began to intervene more aggressively in the argument.
